When buying a foreclosure in Cobb County or anywhere for that matter, the inspection is critically important! A home inspector is supposed to protect a buyer from making a big mistake, from buying a house that needs major repairs. The trouble with home inspectors is that they are not regulated and the person you have selected may not be properly qualified. The only liability a home inspector incurs is that he/she may have to pay back what you paid them, not much solace if you are stuck with a house that requires major repairs. Meanwhile you may be stuck with a house requiring major repairs, with no recourse against anyone! If you don’t think that can happen, you need to watch “Holmes on Homes” and (Homes Inspections” on HGTV. If you don’t know where to find Holmes, click here. If you are thinking about buying I strongly recommend that you watch Holmes! It could be quite an eye opener! If a home inspector arrives without a tool box and without a ladder – send him “packing”! If he doesn’t spend 3 – 4 hours on the job carefully checking everything including the roof, don’t trust his findings!
